OPTIONS THAT MAY BE AVAILABLE

Modification Agreement: Negotiating terms of note, including interest rate, payment amount, and due date.

Forbearance Agreement: If a loan is in Default, a borrower and lender can suspend the foreclosure process if both parties agree to new terms, including payments, due date, etc.

Short Sale: Selling a property for less than the amount that is owed on its mortgages is an option many property owners are undertaking. A short sale can have a less adverse effect on your credit than a foreclosure would.

Deed in lieu of foreclosure: Transferring the property to a lienholder (lender) prior to a Trustee Sale occurring is also an option borrowers have. This could also minimize damage to your credit.

STEPS TO TAKE

Complete the Borrower Assistance Application and forward it to our office along with cover letter explaining why assistance is requested. Also needed to process the request are the documents noted on page 2 of the application. Please call us to confirm receipt. Upon receiving the requested documentation, we will determine the merits of your request.

ADDITIONAL COURSES OF ACTION

  • Contact HUD – U.S. Dept. of Housing and Urban Development at (800)569-4287 or TTY (800)877-8335. Counselors are available to discuss the status of your mortgage. Information is offered, including HUD’s “Guide to Avoiding Foreclosure”, which could be valuable to you.

  • 3rd Party Representation – Borrowers often utilize counselors, attorneys, or advisors when faced withfinancial hardship. We will work with your representative provided we receive your authorization to do so
